Short-form video for real estate agents: turning tours and market updates into clips
Real estate agents can turn every listing tour, market update and client-question video into three to five short clips by pulling out the standout room, the price or neighborhood hook, and a single useful tip, then posting them vertically with captions. It turns work you already do into a steady stream of local content.
Start with your regular recordings: a walkthrough of a new listing, a monthly market update, an answer to a question a client asked, an open-house recap. Each contains more than one clip. A 10-minute tour might yield the kitchen reveal, the neighborhood overview and one buying tip.
Open with the hook that would make a local scroller stop: the price, the neighborhood, or the standout feature. "Updated three-bedroom under $450,000 near [landmark]" beats "Hey everyone, welcome to today's tour." Put the price or area in on-screen text so viewers know at a glance.
Market updates are the most underused source of clips. A 60-second answer to "Is now a good time to sell in [town]?" positions you as the local expert, and it works for months. Refresh the numbers each month instead of reusing old data.
Stay compliant. Follow your brokerage's and MLS's advertising rules, include your brokerage name where required, avoid language that suggests preference for or against protected groups, and don't post a listing before you have the seller's permission. When in doubt, ask your broker or compliance officer.
Use captions everywhere; many viewers watch muted. Add your location in the caption and on-screen text, since people search for homes by town and neighborhood. End with a simple call to action: "DM me 'tour' to see it," or a link to your contact page.
Post consistently and cross-post. Put clips on Instagram Reels, TikTok, YouTube Shorts and Facebook, where local buyers and sellers already look. Two to four clips a week is enough to stay top of mind.
